This research was conducted on behalf of Cunninghame Housing Association to examine the economic, social and environmental impact of housing and regeneration activity on the Vineburgh estate in North Ayrshire. SROI is a method developed to measure the social and environmental impact of activities and put a monetary value on them (although most have no tradeable value).
The regeneration delivered a housing-led masterplan in an area of low demand and high deprivation. The plan was for almost 300 affordable new homes over five years.
The research – which covered Phase 1 of the programme - found housing-led regeneration can have a significant impact on the health, confidence, pride and general wellbeing of tenants. It also found positive impacts on the wider community.
A “social return on investment” (SROI) of £3.25 was recorded for every £1 invested, suggesting that the £7.5 million investment could return almost £25 million social return.
